Set the VA funding fee to 0% for a veteran with a service-connected disability rating — about $8,600 off a $400,000 loan, $40–$46 off the payment. Conventional MI moves with credit score, LTV and AUS findings — the 0.35% default is a planning figure, not a quote. Buyer putting more down on FHA? Raise the FHA down field — 3.5% is the program minimum, and a bigger down payment lowers both the loan and the monthly MIP.

Seller credit is capped at the program limit (VA and FHA 6%, conventional 3% above 90% LTV) and at actual costs — extra credit can’t reduce the down payment, and the tool says so when it hits the cap. How these payments are built

Every payment includes principal, interest, property taxes and homeowners insurance, plus mortgage insurance where it applies. Until you pick a community the tax box shows a market placeholder (1.06%) — it is not any one community’s rate. Choose a community or a home and the box switches to that community’s actual rate (Drew, 9/7: the placeholder read as if it were the real number).

The Mooresville question is now settled: all 32 Windgate parcels were checked against Iredell County’s tax database on 8/23/2026 — Windgate is NOT in the Mooresville Graded School District. Correct stack is Iredell County 0.50 + Town of Mooresville 0.4836 = 0.98%. Enclave at Belmont confirmed at 1.05% (Gaston 0.599 + Belmont 0.455). Both counties revalued January 2023 and revalue again January 2027 — assessed values on existing homes run ~75–80% of today’s sale prices until then, so these estimates are conservative for escrow.

The conventional option is gone in North Carolina. The division is running the 3.99% 5/1 ARM special — VA and FHA only — with a 45-day lock, so it fits homes that can close inside 45 days. It is a per-home incentive: if a home does not show the 3.99% card in the payment tool, it is not on Davidson’s list — do not quote it. If you are unsure of an incentive on a specific home, email the NHC and copy Marisa Laba and Kim Mulder before communicating anything to the buyer. Buyers who need a 30-year fixed can still be priced through Build your own with today’s quoted rate; conventional buyers go to your mortgage advisor for options outside this program set.
