Set the VA funding fee to 0% for a veteran with a service-connected disability rating — about $8,600 off a $400,000 loan, $40–$46 off the payment. Conventional MI moves with credit score, LTV and AUS findings — the 0.35% default is a planning figure, not a quote. Buyer putting more down on FHA? Raise the FHA down field — 3.5% is the program minimum, and a bigger down payment lowers both the loan and the monthly MIP.

Seller credit is capped at the program limit (VA and FHA 6%, conventional 3% above 90% LTV) and at actual costs — extra credit can’t reduce the down payment, and the tool says so when it hits the cap. How these payments are built

Every payment includes principal, interest, property taxes and homeowners insurance, plus mortgage insurance where it applies. Until you pick a community the tax box shows a market placeholder (2.59%) — it is not any one community’s rate. Choose a community or a home and the box switches to that community’s actual rate (Drew, 9/7: the placeholder read as if it were the real number).

Homestead is now built in — full exemption audit 9/5/2026 (per Drew’s flag). Every payment assumes a primary residence: the tool nets the $140,000 school exemption (SB 4 / Prop 13) plus every local percentage exemption actually granted — Harris County’s five entities each 20%, City of Houston 20%, HISD’s 20% local option and HCC’s 17% (Robins Landing’s effective rate drops to ~1.26%, the market’s best), Montgomery Co 10% + hospital 20% + Lone Star College 8%, Waller Co 20%, Brazoria entities 20% + Iowa Colony 10%, Galveston entities + Texas City + College of the Mainland all 20%. MUDs and ESDs grant nothing, and neither do Fort Bend or Liberty counties. Gross corrections from the county-sourced audit: Spring Branch Crossing drops to 1.58% (unincorporated — no Conroe city tax), Hill & Dale to 2.81%; Sierra Vista rises to 3.14% (City of Iowa Colony, Alvin College and Drainage 5 were missing) and Emberly to 3.07% (Fort Bend MUD 250 at 1.50 — the builder publishes 3.19). Set: 1.58 Spring Branch, 1.89 Liberty Estates, 2.08 Dayton, 2.13 Robins Landing, 2.14 Windmill, 2.61 Enclave at Newport, 2.67 Caney Creek (an in-community listing shows 2.93 — verifying the MUD), 2.81 Hill & Dale, 3.07 Emberly, 3.08 River Ranch, 3.14 Sierra Vista, 3.19 Lago Mar (MUD 56 sections; MUD 59 runs 3.24), 3.27 Sunterra, 3.37 Sundance Cove. File the homestead after closing; escrow may start at gross; investors quote gross; year-two bills on mid-year builds run 2–4× the land-only first bill.
