Set the VA funding fee to 0% for a veteran with a service-connected disability rating — about $8,600 off a $400,000 loan, $40–$46 off the payment. Conventional MI moves with credit score, LTV and AUS findings — the 0.35% default is a planning figure, not a quote. Buyer putting more down on FHA? Raise the FHA down field — 3.5% is the program minimum, and a bigger down payment lowers both the loan and the monthly MIP.

Down payment, plus closing costs and prepaids built from this state’s actual fee stack — tap how on any program card for the line-by-line math — less whatever the seller pays. Seller credit is capped at the program limit (VA and FHA 6%, conventional 3% above 90% LTV) and at actual costs — extra credit can’t reduce the down payment, and the tool says so when it hits the cap. How these payments are built

Every payment includes principal, interest, property taxes and homeowners insurance, plus mortgage insurance where it applies. Until you pick a community the tax box shows a market placeholder (0.92%) — it is not any one community’s rate. Choose a community or a home and the box switches to that community’s actual rate (Drew, 9/7: the placeholder read as if it were the real number).

North Carolina assesses at ~100% of market value. Audited 8/23/2026 lot-by-lot against Wake and Harnett county GIS — the flat county rates are gone; every community now carries its actual FY2026-27 town + district stack: 0.66% Rockport (not in Wake Forest — unincorporated + fire district), 0.71% Montrose, 0.74–0.75% the unincorporated Lillington/Angier communities (county + fire district), 0.88–0.92% Holly Springs, Apex, Fuquay-Varina, Wake Forest in-town, 0.98% Knightdale, 1.08% Wendell Ridge (Wendell stacks the fire district on the town rate), 1.11% Woodland Crossing (Zebulon — Wake’s highest town rate), and 1.21% Gregory Village — the one Harnett community actually annexed into Lillington. Harnett revalued 1/1/2026 and rates went up through it. No general NC homestead exemption — these are the owner-occupant rates.

The conventional option is gone in North Carolina. The division is running the 3.99% 5/1 ARM special — VA and FHA only — with a 45-day lock, so it fits homes that can close inside 45 days. It is a per-home incentive: if a home does not show the 3.99% card in the payment tool, it is not on Davidson’s list — do not quote it. If you are unsure of an incentive on a specific home, email the NHC and copy Marisa Laba and Kim Mulder before communicating anything to the buyer. Buyers who need a 30-year fixed can still be priced through Build your own with today’s quoted rate; conventional buyers go to your mortgage advisor for options outside this program set.
